Botanic Ridge

Location

The Botanic Ridge Precinct Structure Plan is located in Botanic Ridge. The precinct is bound by Ballarto Road and the Royal Botanic Gardens to the north, Pearcedale Road to the west, Browns Road to the south and Craig Road to the east.

Planning and development of land within Botanic Ridge will occur in three stages. Refer to Figure 1.

Precinct structure plan

The Botanic Ridge Precinct Structure Plan (PSP) provides guidance for the development and long-term growth of land within the Botanic Ridge Precinct. The Future Urban Structure Plan below demonstrates how each stage of the precinct will be developed over time. It identifies land set aside for a variety of uses, including residential, employment, schools and community facilities.

Native Vegetation Precinct Plan

The Botanic Ridge Native Vegetation PrecinctPlan also applies to the Stage 2 & 3 Botanic Ridge plan area.  The plan aims to protect and manage the long term health and habitat value of native vegetation and allow for passive recreation on the edge of habitat and conservation areas.

Infrastructure funding

Infrastructure within Stage 1 of the Botanic Ridge Development Plan applies to xx. A Development Contributions Plan (DCP) provides a framework for the funding of this infrastructure. The Development Contributions Plan (DCP) applies to the Stage 2 & 3 Botanic Ridge Precinct Structure Plan area.

The Botanic Ridge DCP:

  • identifies the schools, community facilities local parks and roads required to support the new community
  • establishes a framework for the collection of development contributions to fund key infrastructure and services
  • ensure the cost is shared equitably between the various developers and the wider community

Stage 1 Botanic Ridge Development Plan

The Development Plan aims to create a quality, landscape responsive, mixed density suburban residential environment which complements the adjoining Royal Botanic Gardens Cranbourne and the remnant vegetation of the land as well as providing an attractive living environment for residents through the promotion of a quality lifestyle and sense of place.

Stage 1 includes the additional lifestyle component of a world class championship Golf Course, which has public access and provides landscape treatments complementary to the Royal Botanic Gardens Cranbourne.

Stages 2 & 3 Botanic Ridge Precinct Structure Plan

The Botanic Ridge Native Vegetation Precinct Structure Plan also applies to the Stage 2 & 3 Botanic Ridge Structure Plan area. The plan aims to protect and manage the long term health and habitat value of native vegetation and allow for passive recreation on the edge of habitat and conservation areas.

Stage 4 Botanic Ridge future development

The fourth stage of the Botanic Ridge growth area is located in the north-west of the precinct, bounded by Ballarto Road to the north, the Royal Botanic Gardens Cranbourne to the south-east and the Stage 1 area to the south-west. Planning for the Stage 4 area has commenced.

Stages 19A, 20A, 21A, 22 and 23 in Botanic Ridge

Stage 1 affected by the Environmental Significance Overlay Schedule 5

Despite the planning permit requirements of Schedule 5 to the Environmental Significance Overlay, it appears lots created in Stages 19A, 20A, 21A, 22 and 23 benefit from Planning Permit No.: PlnA01056/01.B which permits the construction of a single dwelling on the benefitted lots provided any buildings and works are constructed in accordance with the 'Botanic Ridge Siting and Design Controls: Viewshed' approved by City of Casey."
