The City of Casey Council has endorsed an updated Manuka Road Development Plan, paving the way for future residential development and new community recreation areas on the 18-hectare site at 42-80 Manuka Road in Berwick.
The plan allows around 150 housing lots to be created and will guide decision making when assessing future planning permit applications. It also includes the transfer of 9.59 hectares to public ownership with significant parcels of land added to the Cardinia Creek Parklands and 1.98 hectares of public open space to be gifted to Council.
In making its decision, Council considered feedback received during a six-week community consultation earlier this year, adopting a revised version of the plan with changes to road design, the addition of a clearer housing-lot layout and stronger environment protection.
City of Casey Mayor, Cr Stefan Koomen said, “This land was already zoned for residential development. The Manuka Road Development Plan will ensure future development is consistently planned in a way that supports quality residential housing as well as good environmental outcomes for the area.”
Ward Councillor, Scott Dowling said the Development Plan was an important step to ensure building occurred in a planned way that protected the neighbourhood character.
“Consideration has been given to lot sizes and location of future housing on the site, the impact of traffic on existing roads, and continued protection for historic properties Clover Cottage and Minard Villa that sit within the development area,” Cr Dowling said.
“The plan identifies 65 significant trees to be retained on the site, new paths connecting to the nearby Cardinia Creek Parklands and the protection of nearby waterways.”
