Frequently asked questions
Has the promised 2.5% rate cap been applied to your rates bill?
Does Council get more money when your property value goes up?
Why isn't my rate bill 2.5% more than last year?
The 2.5% rate cap applies to the average of all rateable properties in your municipality and does not include waste charges or the fire services property levy, both of which collect revenue for the State Government.
Has Council increased the market value of my property to get more rates revenue from me?
Council does not receive extra money if your property valuation increases. Some ratepayers will pay less than the 2.5% cap and others will pay more, but the overall general rates collected by the council won't exceed the rate cap.
Calculating your rates
General rates at the City of Casey are calculated by multiplying the CIV (Capital Improved Value) by the rate in the dollar. The rate in the dollar for the 2016/2017 financial year is .003113245. For example if the CIV of your property is $500,000 you would simply multiply the rate in the dollar (.003113245 ) by the CIV ($500,000). In this case the General rates would be $1,556.62. If it is a residential property with a dwelling a garbage charge will apply and the charge applied will depend on the size of the bin. Council’s most popular bin size is a 120 litre bin with a green waste and recycling at a cost for 2016/2017 of $307.00.
